This week it is Belltown Lofts with 58 residential and 4 commercial units in Belltown.
- Average Sale Price – ~$823 per sq.ft. (based on four sales over the last six months)
- Currently For Sale:
- Average Monthly Assessment – $0.77 per sq.ft. (so if your condo is 1,000 sq.ft. you’d be paying ~$770/month).
- Move-in Fee – yes and it is variable. The fee is $100 if you schedule your move at least two weeks in advance, $200 if scheduled a week ahead, and $300 for moves without notice. Moves that happen outside of business hours or on the weekends are subject to a $500 fee.
- Pets – dogs and cats are permitted subject to the customary rules.
- Rental cap – no.
- EQ insurance – yes.
- Reserve funding – 62% (at least 70% is generally recommended)
- Risk of special assessment – low to medium; however, a $1.3m special assessment for the roof replacement is currently in effect.
Fun fact – private club alert! Belltown Lofts has a common area rooftop deck. The rooftop deck has a grill. Residents who wish to use the grill, must join “the barbeque club”. Membership is $50/year. Bringing your own grill to the rooftop deck is prohibited.
