This week it is Bellevue Highlands with 240 residential units in the Overlake part of Bellevue.

  • Average Sale Price – ~$469 per sq.ft. (based on eight sales over the last six months)
  • Currently For Sale:

  • Average Monthly Assessment – $0.64 per sq.ft. (so if your condo is 1,000 sq.ft. you’d be paying ~$640/month).
  • Move-in Fee – yes, $250.
  • Pets – domestic pets are allowed, no limits.
  • Rental cap – no.
  • EQ insurance – yes.
  • Reserve funding – 25.5% (at least 70% is generally recommended)
  • Risk of special assessment – a 15-year special assessment was recently levied to fund a rehab of building exteriors.

Fun fact – nothing overly exciting is happening at Bellevue Highlands. The community is plugging along, stabilizing itself following the major construction project, and completing a variety of minor repair and maintenance items that weren’t part of the initial project. Bellevue Highlands has a swimming pool, a tennis court, and a centralized mailroom for all units. Yes, all 240 owners check their mail in a separate building at the pool vs. in the lobby of their own building.
